Service Fees

All service fees are charged in accordance with the management agreement signed with the landlord.

  • Fees apply solely to property management services.
  • Our fees do not involve property transaction commissions or revenue derived from rent differentials.

Responsibilities of Landlords and Tenants

Landlords are required to ensure that the property information they provide is accurate, lawful, and compliant with all applicable local laws and regulations. Conditions regarding tenant occupancy, tenancy agreements, and tenant obligations are implemented either under the landlord’s specific authorization or as stipulated in the contract; we serve solely to provide management and coordination support for these matters.

Service Limitations

We shall not be held liable for the following:
  • Fluctuations in property market values.
  • Losses or damages caused by the personal conduct of tenants (beyond the reasonable scope of our management control).
  • Issues arising from inaccurate or false information provided by the landlord.
  • Delays or losses caused by uncontrollable third-party factors.

Compliance and Legal Framework

We adhere to all relevant UK laws, regulations, and data protection standards (including the GDPR). All services are conducted within a framework of full legal and regulatory compliance.

Limitation of Liability

To the fullest extent permitted by law, tekmproperties.uk shall not be liable for any indirect losses, loss of profits, or business interruption. Our maximum aggregate liability shall be capped at the total amount of service fees paid to us (where applicable).
